WE'RE BUYING THE DIRT. THE BUILDING IS FREE.

Tyler Cauble argues that buying a building for its land value can be a smart real estate strategy, even when the structure needs significant investment. He and his partner Dave are purchasing Building 21 at Peerless Mill for $500,000, essentially paying for the dirt, while the building itself is considered free. They plan to invest in a new roof and electrical upgrades, then lease the space at below-market rates to achieve a 10% return, demonstrating how strategic partnerships and phased development can fund larger projects.

Why Buc-ee's Builds $50 Million Gas Stations

Buc-ee's is not primarily a gas station but a real estate and retail operation that uses cheap gas to drive traffic into a high-margin store, the speaker argues. The key takeaway is to underwrite the traffic generator, not the building, and to profit from the land value appreciation around announced anchors before they open. The speaker notes the risk that announcements can fail, as seen in Palmer Lake, Colorado.

Analyzing Commercial Deals Live

Tyler Cauble argues that Loopnet and Crexi deals can be profitable if you underwrite them properly, using a 12% cap rate rule of thumb to quickly gauge whether a property's asking price per square foot can support the necessary lease rates. He demonstrates this by analyzing a vacant flex building in Birmingham, showing how to stress-test assumptions like rent, vacancy, and purchase price to see if the deal still meets his goal of doubling his money in five years. He emphasizes the importance of negotiating price on properties that have been on the market for a long time, as a $100,000 reduction can turn a mediocre deal into a strong one.
